5 Things to do in Oxted

about 2 hours ago by Tom Gilbert

Oxted is often described as one of Surrey's better-kept secrets, tucked into the countryside at the foot of the North Downs, with plenty to do without losing its rural feel. It’s located within the wider Tandridge district, surrounded by the Surrey Hills Area of Outstanding Natural Beauty, while nearby Limpsfield, Hurst Green and Old Oxted which have plenty to explore beyond the town centre. If you're new to the area or thinking about moving there, here are five things worth trying.

As a sales-only agency covering Kent and Surrey, Platform Property helps buyers get a feel for towns like Oxtedbefore they commit, not just for the properties but for what daily life here is actually like.

1. Walk Titsey Place and Gardens. This sixteenth-century estate is one of Surrey's oldest, with a walled kitchen garden, landscaped lakes and parkland grazed by a pedigree herd of Sussex cattle. Inside the house, you'll find family portraits and fine furniture, along with notable works by Canaletto, giving a glimpse into centuries of English country life. There's a tea room on site too, ideal for tea and cake once you've explored the grounds.

2. Explore Limpsfield Common. Limpsfield Common is a mix of ancient woodland and heath on Oxted's doorstep, with a history stretching back centuries. It's popular with dog walkers and cyclists and is one of the green spaces that can make commuting from Oxted feel worthwhile at the weekend. The woodland walks towards High Chart also give you wide views across the Downs without travelling far from home.

3. Catch a film at the Everyman Cinema, or a show at the Barn Theatre. Oxted's cinema is a local institution, and combined with the volunteer-run Barn Theatre nearby, the two venues give this small town a strong cultural scene and reflect the area's community spirit.

4. Head into Staffhurst Wood. A nationally important ancient woodland just outside the town, home to great-crested newts, common spotted orchids, wood anemones and several veteran trees. It's a peaceful spot, and one that shows how much rural character Oxted has retained.

5. Browse the independent shops, cafes and pubs on Old Oxted High Street. Old Oxted is the historic centre of the original settlement, with boutiques, restaurants and traditional pubs that give it a village feel despite being well within commuting distance of London. It's a good place to browse at a slower pace rather than rush between shops.

Getting around is straightforward. Oxted station connects directly to London Bridge and Victoria, and is great for commuting. The town's position just off the M25 also makes driving further afield straightforward. That combination of rural character and good transport links is one reason Oxted appeals to a wide range of buyers, from young professionals to growing families.

Between the countryside walks, the historic estates, and a high street that's retained its independent character, Oxted has a combination that's hard to find this close to the capital. It's one reason buyers are drawn to this part of East Surrey and why property here remains appealing even when the wider market changes.

Beyond these five, Oxted is also well placed for exploring the wider Surrey Hills, with Hever Castle and Chartwell, Winston Churchill's former home for over 40 years, both within easy reach for a longer day out. That combination of immediate local charm and easy access to other attractions further afield is part of what makes Oxted such a well-rounded place to live, rather than just a commuter base.
